Mortgage Rates Are Rising. Here’s What It Means for You.
October 16, 2026Mortgage Rates Are Rising. Here’s What It Means for You.
Rates have climbed past 7%, and the math has changed for both buyers and sellers. Here’s my take as a local agent, and how I can help you make your next move with confidence.
The rate picture just shifted
Since spring, average 30-year mortgage rates have moved from roughly 6% to above 7%, and the Federal Reserve has signaled more increases may be on the way. When rates move like that, it changes what buyers can afford, and that ripples straight through to what sellers can expect.
My brokerage, Compass, recently published research breaking down exactly how this plays out. I’ve pulled out the parts that matter most for my clients here in Miami-Dade, Broward and Palm Beach. You can read the full piece here: Rising Mortgage Rates Are Changing the Math for Buyers. Here’s What That Means for Sellers. (Compass Research, October 2026).

The big picture in three points
- Buyers can borrow less for the same income. Higher rates shrink the loan amount a household qualifies for, even though incomes have grown.
- Prices have held up, for now. Home prices tend to adjust slowly to rate changes, partly because so many owners are holding on to low pandemic-era mortgages. That limited inventory is keeping prices steady.
- The cost of waiting has gone up. For owners with significant equity, money sitting in a house could be earning more elsewhere at today’s higher yields.
What rising rates mean if you’re buying
Here’s the honest truth: your dollar doesn’t stretch as far as it did a few years ago. Compass ran the numbers for a household earning the U.S. median income of about $91,000, with 20% down:
That’s about $46,000 less home for the same buyer, even with a higher income. In South Florida, where insurance and property taxes are a big part of the monthly payment, that gap can feel even wider.
But here’s the opportunity. When rates rise, some buyers step back. That means less competition, fewer bidding wars, and sellers who are more open to negotiating on price, closing costs, repairs or credits that can help bring your rate down. Buyers who are prepared right now often get terms that weren’t possible in a hotter market.
How I help buyers in this market
- We start with your real monthly payment, not just the priceI’ll help you look at principal, interest, taxes, insurance and HOA fees together, so you know what’s truly comfortable before we fall in love with a home.
- I connect you with trusted local lendersDifferent loan programs, down payment options and rate buydowns can change your payment meaningfully. I’ll make sure you’re comparing real options with a strong pre-approval in hand.
- I negotiate for terms, not just priceIn a slower market, seller credits toward closing costs or a rate buydown can be worth more to you than a lower price. I know how to ask for them and how to structure an offer sellers will say yes to.
- I flag South Florida cost surprises earlyRoof age, impact windows, flood zones, condo reserves and future tax bills all affect affordability here. I help you spot them before you commit, not after.
- I find homes others missThrough Compass, my clients can get early access to Coming Soon and private exclusive listings, often before they hit the open market.
What rising rates mean if you’re selling
You might assume higher rates mean it’s a bad time to sell. The research actually points to two reasons this may be a smart window:
1. Prices have held up, but that may not last
Home prices usually take years, not months, to fully react to higher rates. Sellers don’t like listing below what they paid or what the neighbor got, and many owners with low-rate mortgages simply aren’t selling. That’s kept inventory tight and values steady. But higher rates are a steady headwind, and if you wait, the market may adjust before you list.
2. Your equity can work harder for you now
Most owners think about the obvious costs of holding a home: mortgage, taxes, insurance and maintenance. Fewer think about opportunity cost. With bond yields around 5.2%, Compass estimates that $150,000 of home equity could earn roughly $650 a month if it were invested instead. The more equity you have, the bigger that number gets, and it grows further if rates keep rising.
The key for sellers right now: buyers are more payment-sensitive than ever. The homes that sell well are priced right from day one, presented beautifully, and marketed to the buyers who can actually afford them, sometimes with an incentive like a rate buydown that makes your home stand out from the one down the street.
How I help sellers in this market
- A pricing strategy based on today’s buyer, not 2021’sI’ll show you what’s actually selling near you right now, and how to price so you attract strong offers instead of sitting and chasing the market down.
- Incentives that widen your buyer poolA well-placed credit toward a buyer’s rate can make your home affordable to more people and often nets you more than a price cut would. I’ll walk you through the numbers.
- Compass marketing that reaches the right buyersFrom Coming Soon and private exclusive options to full-scale digital marketing, I can test the market and build momentum before your home goes public.
- Bilingual reach and local rootsI market in English and Spanish, and I’m backed by The Rucco Group at Compass, with nearly 30 years of experience and over $1 billion in sales.
- A plan for your next moveSelling and buying at the same time? I’ll help you sequence both sides so you’re not stuck carrying two homes or rushing into the wrong one.

I’m a South Florida native who calls Boca Raton home, fluent in English and Spanish, and part of The Rucco Group at Compass. Markets shift, but my approach doesn’t: I listen first, run the real numbers with you, and fight for the terms that get you into the right home or get your home sold well.
